Financial Services
Citywide handles income and expense procedures in the strictest confidence
and in compliance with industry standards. We provide for:
- Collection and deposit of rents to bank trust account
- Payment of bills in a timely manner
- Preparation of financial statements and reports
- Monthly reconciliation
- Payroll for on-site resident managers where applicable
- End of year fiscal reports and vendor 1099's
Tenant Relations Services
Citywide acts as the liaison between tenants and property owners. We maintain the following records to facilitate compliance with rent control laws as well as all other local ordinances:
- Existing rental agreements and contact information for all tenants
- History of rent increases and rental payments
- Tenant correspondence
- Maintenance histories for each rental unit
- Vendor information including warranties for services provided
Resident Manager Supervision (when required)
Citywide will:
- Ensure that managers complete Certified Resident Manager classes
- Perform regular inspections of the property
- Maintain maintenance records for inventory of building supplies
- Supervise procedures for renting vacancies
Maintenance Services
Citywide oversees short and long-term maintenance for your rental property which includes:
- 24-hour emergency repairs
- Implementation of expenditure involving the bidding process for capital improvements at your request
- Overseeing ongoing janitorial work at your property
- We work with a wide variety of vendors and can confidently assure you of the highest quality work at reasonable rates.
